Buying a new home is one of the most exciting times in a persons life. In order to make the move as smooth as possible before moving in, the apartment lease must be considered. Following a few guidelines will help the move to the new house much easier to cope with.

Five important tips for handling your apartment lease when buying a new home:

Finances- Finances often run tight when buying a new home and still paying on the leased property. Assure that you put aside enough money to handle a mortgage payment before you have to stop paying for the lease. This is especially true when the new home is being built. Issues arise that are unexpected. Consider this before signing any paperwork. Make sure that you are fully prepared to take on the role of homeowner while you are still leasing a home.

When to Move- The tenant is expected to move from the rental property by a particular date. When buying a new home, attempt to set up the settlement date that is a week or so prior to the actual date you have to move from the leased property. This gives you more time to get things moved to the new home. It also allows for better organization in doing so. You will be able to shampoo carpets and do a final clean up without having to be rushed.

Giving Notice- Getting back the security deposit on a rented property can be tricky. Most leases have a clause that state you must give notice before leaving. This includes if you are no longer under the lease agreement. Most leased properties have a one-year term. Once the lease runs out, the tenant is free to leave just as the property owner has the right to ask the tenant to leave. The tenant must give thirty days notice to the property owner before moving out. The notice should be given in writing and should be sent via registered mail. Failure to give proper notice to the landlord could result in loss of at least part of the security deposit.

Cleaning Up the Rental Unit- Do not leave the home in a state of disarray when moving out. Remove all trash and furniture from the premises. Shampoo the rugs and patch any holes in the walls. Failure to do so will result in loss of part of the security deposit. If there is damage to the leased property, the landlord could sue for more money if the repairs cost more than the security deposit placed on the rental unit.

The Walk Through- The walk through when moving from a rental home is when the landlord says how much of the security deposit you will get back. You do not have to attend the walk through, but it is highly suggested that you do. Most landlords will be fair, but some of them will not. Be sure that you are not being charged for things that were not your fault. For instance, if the carpet was stained when you moved into the apartment, the landlord cannot charge you for the problem. However, if you are not there during the walk through, there is little you can do about what they charge you for. Request to be there when the landlord does the walk through.

Following the above steps will aid in getting the security deposit back from the landlord. Tenants have certain rights, but the lease should be followed. Read the lease again to make sure that you have followed all the rules set forth in it. If you have, you should have no problem receiving most of your security deposit back. Enjoy your new home. There is nothing like having a place to call your own.
